1. Applicability & Acceptance

These Terms & Conditions apply to: Website visitors. Prospective buyers. Customers booking or purchasing plots. Users availing loan or site-visit assistance. Continued use of this website or services constitutes legal acceptance of these terms.

2. RERA Compliance & Registration

All applicable projects developed by Sri Sai Township Developers are registered under RERA as mandated by law. Project-specific details including RERA Registration Number, approvals, layout plans, timelines, and disclosures are available upon request or on the official RERA portal. Any project not requiring RERA registration is disclosed accordingly, as per statutory exemptions.

3. Property Information & Transparency

All plot details, dimensions, prices, amenities, and layouts are provided in good faith and in accordance with approvals obtained. Visuals, videos, brochures, and marketing materials are indicative representations and do not constitute a legal offer. Final specifications shall be governed solely by the Agreement for Sale executed between the parties.

4. Booking Amount & Payment Terms

Booking of plots is subject to receipt of the prescribed advance amount. Payment schedules shall strictly follow the milestones and terms defined under RERA. Customers shall bear applicable stamp duty, registration charges, GST, and government levies, unless stated otherwise in writing.

5. Agreement for Sale (Mandatory)

As per RERA, a written and registered Agreement for Sale shall be executed before accepting more than the permitted advance amount. This agreement shall define: Plot details, Total consideration, Completion timelines, Rights & obligations of both parties, Possession and handover conditions.

6. Project Timeline & Possession

Possession of plots shall be offered as per the timeline declared under RERA registration, subject to force majeure conditions. In case of delay attributable to the Company, remedies available to the allottee shall be governed by Section 18 of the RERA Act.

7. Cancellation, Refunds & Withdrawals

Cancellation by the allottee shall be governed by the terms mentioned in the Agreement for Sale. Refunds, if applicable, shall be processed within the timeline prescribed under RERA, after permissible deductions. If the Company fails to complete or deliver the project as promised, the allottee shall be entitled to remedies under RERA.

8. Bank Loans & Financial Assistance

Any reference to plot loans or bank tie-ups is subject to approval by respective financial institutions. Sri Sai Township Developers does not guarantee loan sanction and shall not be liable for rejection or delay by banks or NBFCs.

9. Title & Legal Due Diligence

The Company assures clear and marketable title for the plots offered, as disclosed under RERA. Buyers are encouraged to conduct independent legal verification prior to purchase. Ownership shall be transferred only through a registered sale deed.

10. User Obligations

Users agree to: Provide accurate and truthful information, Not misuse the website or engage in unlawful activities, Not reproduce, copy, or distribute proprietary content without authorization.

11. Intellectual Property Rights

All website content including text, images, videos, logos, layouts, and branding are the exclusive intellectual property of Sri Sai Township Developers and are protected under applicable IP laws.

12. Limitation of Liability

The Company shall not be liable for: Third-party service delays, Regulatory authority actions, Force majeure events including natural disasters, legal changes, or government restrictions, Decisions taken by users based solely on promotional content.

13. Privacy & Data Protection

All personal data shared with us is handled in accordance with our Privacy Policy and applicable Indian data protection laws.

14. Governing Law & Jurisdiction

These Terms & Conditions shall be governed by the laws of India, including the RERA Act. All disputes shall be subject to the exclusive jurisdiction of courts located in Hiriyur Taluk, Chitradurga District-577598.

15. Amendments & Updates

Sri Sai Township Developers reserves the right to modify these Terms & Conditions at any time to ensure legal, regulatory, or operational compliance. Updated terms shall be effective immediately upon publication.
